Buyer advice and legal documents
Since 2008 I have learned how much lies behind a property purchase. Today I use that experience to advise you and guide you safely through buying your home.
Confidence through the whole purchase
When you buy a home, whether it is a house, a flat, a holiday home, a former farmhouse or a residential farm, there are many decisions to make and a great deal to take in. The purchase agreement is only part of it. Documents have to be reviewed, terms have to be understood, deadlines have to be met, and the right questions have to be asked along the way.
My job is to give you an overview, and peace of mind.
Since 2008 I have worked with more than 850 property transactions, first as an advisor to sellers and since then only to buyers. I have also handled the conveyancing of transactions. That has given me a broad understanding of the whole process and of the different interests that meet in a property transaction.
I also know the seller's side of the table. I know what the seller's agent is looking for, what thinking sits behind the advice they give, and what can matter when the terms of a transaction are being settled.
I bring that experience with me when I advise you. I review your transaction thoroughly, explain my remarks in language you can actually follow, and help you make your decisions on a sound and well informed basis.
You are not supposed to be able to see through all of it yourself. That is exactly why I am here.

The right level
No two property transactions are alike, so the advice should not be either.
Some people need a thorough review and a professional eye on the transaction. Others want me alongside them the whole way, taking the dialogue with the seller and the agent and helping get the transaction safely into place.
If you are buying your first home, I explain everything you have not been through before. If you have bought before, or you are selling and buying at the same time, it is often the timing and the finances that matter most.
I help you find the level of advice that suits you and your transaction, and I do not recommend more than you need.
My focus is the legal side of your purchase. If something comes up that calls for a building surveyor, a bank or another specialist, I will say so. Then you know what needs clarifying, and with whom.
You choose the level. I make sure you know what you are choosing.

No. Registration duty is paid directly to the Danish state. I tell you the amount before you commit to anything.
Preferably before, but it is not too late afterwards. If you have signed with an advisor's reservation, you typically have between four and six working days to have the purchase reviewed. Contact me as soon as possible so I can do it before the deadline.
A reservation in the purchase agreement that gives you the right to have the purchase reviewed by an advisor before it becomes binding on you. Before the deadline, I can approve the purchase, ask for changes, or withdraw from it on your behalf.
Yes. I advise on buying a permanent home, a holiday home, a former farmhouse and a residential farm. I do not advise on cooperative housing (andelsboliger).
That you do not inherit from each other, and that the law does not set out how the home is to be divided if you separate. A co-ownership agreement at 2,500 kr. and a will at 3,500 kr. solve that.
Yes. I advise in both Danish and English, at the same price and with the same care.
Yes. You do not have to be a property client of mine. A will costs 3,500 kr., a future power of attorney 1,495 kr. and 2,500 kr. for couples, a co-ownership agreement 2,500 kr. and a prenuptial agreement 3,500 kr. We always begin with a conversation before I draft the document.
Me. There is no call centre, no assistant and no chatbot. The first conversation is free and without obligation.

IILegal documents
You do not have to be a property client of mine to get help with a will, a future power of attorney, a co-ownership agreement or other legal documents.
A legal document is not only about getting the right wording in place. First it is about understanding your situation, what you want, and the choices in front of you.
So we begin with a conversation. I advise you on what is relevant for you specifically, and only then do I draft the document.
Buying a home is a good time to look at a will and a future power of attorney, wherever you are in life. This matters especially if you are not married, or if there are children from earlier relationships. Unmarried partners do not inherit from each other, and the law does not say how the home is to be divided if you separate. A co-ownership agreement and a will are therefore often the most important papers in your purchase.
If the document is part of a property purchase, I look at the same time at how the home, your ownership arrangement and your family situation fit together.
We find the answer together.
"We have been married for more than 40 years, and when we bought our home, future powers of attorney did not exist. Fie made it easy for us to have them made now: she explained everything in language we could understand, and in a short time it was all in place. It is a great reassurance to know that we have it in order, should one of us one day be unable to manage on our own."

If you are moving to Denmark
Buying a home in a new country can be a big decision. Not only because the documents are in Danish, but because the rules, the process and the way we buy and sell property here can be different from what you know.
I advise in both Danish and English, and I help you understand your purchase from every side, from the purchase agreement and the legal documents to the questions that naturally come up along the way.
I explain how a Danish property purchase works step by step: the purchase agreement, the advisor's reservation, the deed and the registration, and whether you need to apply for permission to buy.
I also know what it is like to move to a country where the language and the systems are new, and where a whole family has to find its feet. So there is room for both the big decisions and the small questions that are hard to know you should ask.
You should understand what you sign, even when it is in Danish.
VAbout me
I am Ann-Sofie Nørby, a buyer's advisor with the Tryghedsmærke quality mark, estate agent MDE and stud. jur. I have worked as an estate agent since 2008. Experience has taught me how much can hide in a transaction, and how differently we as people see what we find.
For me, good advice is not making the decision for you. My job is to find the matters that carry weight, explain them in language you can follow, and put all the relevant facts on the table. To make the complicated understandable, so you know what you are saying yes to.
What is decisive for one buyer need not be for another. What matters is that you know the facts and what they mean, so you can feel your way to the decision that is right for you.
I chose to go independent because I want to combine real expertise with the personal service I believe a property purchase deserves. With me there is time for questions, for an extra explanation, and for picking up the phone when something comes up.
You should know what you are buying, and feel confident in the decision you make.
